A field property inspector visits properties on behalf of clients who cannot be physically present -- mortgage servicers, insurance carriers, real estate investors, and property managers who need eyes on the ground. You document what you observe, photograph it, and submit a report. The client never needs to visit the property themselves.
Most inspection work is exterior only. You walk around the property, photograph all four sides, document the condition and occupancy status, complete a standardized form, and submit everything the same day or within the required turnaround window. The difference between subcontractor and direct vendor rates is the national company markup. As you build your own client relationships, you capture that margin directly. Most inspectors start as subcontractors and transition to direct vendor status as they develop the documentation quality and reliability that clients require.
Every photo you take must be GPS-confirmed to the property address. Check your phone settings before your first assignment and leave GPS on all day. A photo without GPS confirmation is worthless and can get an entire report rejected.
Your first photo on every property must clearly show the address -- mailbox, door numbers, or street sign. This is the single most important photo in any inspection package. If you cannot prove you were at the right address, the report is invalid.
Your scope is exactly what your client authorized. Exterior only means exterior only. Never enter a vacant property without written access instructions. If access is not in your order, do not go in.
When you see a hazard -- unsecured pool, exposed wiring, structural damage, unauthorized occupancy -- photograph it first before continuing your inspection. Document the exact location on your form. Hazard documentation is the most legally sensitive part of the report.
Submit your report and photos the same day the inspection is completed. Never hold overnight. Clients rely on fast turnaround and late submissions directly affect your standing as a contractor.
